Guide to renting in Pranburi/Hua Hin

It can be hard to find the perfect rental property in Pranburi– a town with unlimited potential but limited development and few properties available to rent.

We do our best to source high quality properties with reliable owners meaning we can resolve issues quickly and with minimal back and forth. We strive to ensure both tenants and landlords are confident that their properties and interests are well cared for.

Here is a typical rental process:

>We assist you in finding the right property and work to get you the best price. We can often negotiate a discount for advance rental payments or very long term commitment.
>We draft a rental agreement with terms and conditions agreed by all parties. This includes a full inventory and property-specific clauses agreeable to all parties.
>The tenant pays a refundable security/ utilities deposit (typically 2 months rent) + 1 months rent in advance, and provides a copy of the photo and visa page of passport. We issue receipts or confirmation for all payments and documents received. Payments must be in Thai Baht only by cash or bank transfer. We cannot accept deposit in Euro, Dollar or any other currency.
>Prior to check in we ensure everything is present and correct.
>We assist with check in and run through the check list of property specific need-to-know items.
>We can advise on taxi and car/motorbike rental with quality vehicles and reliable drivers.
>We are available to tenants and owners during regular office hours to ensure enjoyment and correct functionality of the property.
>We check out the tenants, run through the inventory and check list, check the property throughout, ensure all is present and correct and arrange for return of security deposit.

Rental guidelines:

>Usually our minimum term is 3 months, but we will try and be flexible on this according to tenants requirements.
>No pets unless owner specifically specifies otherwise.
>No smoking inside the premises unless owner specifies otherwise.
>Please let us know if you have children.
>The security deposit will usually be held by the agent (some owners prefer to hold it) and can be used to pay for outstanding utility charges after check out and and repairs or replacements to damaged items during the course of the tenancy. For any serious damages, photographs will be taken and quotes for repair/replacements will be provided by suppliers/contractors.
>Check in and checkout is during office hours 9am-5pm 7 days a week, unless agreed by prior arrangement (there may be up to a 1000 Baht service charge for check ins out of hours).
>There will be a charge for cleaning and laundry at the end of the term.
>For the safety and enjoyment of everyone, we advise that any ‘community regulations’ within the condo or housing estate are read and adhered to.
>Electricity and water charges are not included in the rental price unless specifically stated otherwise.
