Pricing Variations:
Building Standard:
1. ‘Superblock’ is used which is heat preventative and fire resistant and acts as heat insulation 6 times better than red bricks, reducing the temperature within the building as well as saving energy costs and providing better sound insulation also. As well as keeping the heat out, it keeps the cool in, so air conditioners needn’t run constantly.
2. Roofing tiles are carefully selected- only high quality to prevent water leakage problems.
3. Insulation foil is applied to all roofs in the house.
4. High Ceilings – approximately 5 meters in height covered by Teak wood Thai Bali Style providing freshness in the house.
5. PVC Gutter is built around the house and pavilion roof to protect the walls and garden being damaged by frequent rain drops in same spots.
6. Doors and windows with sliding door rack brand “Hafele” as well as lever handle in stainless steel with 70% sun and heat protection glass, also mosquito wire nets are installed to each door and window.
7. Automatic electric gate with three remote controls provided for each house.
8. Air Conditioners – Daikin Brand is selected for its reputation related to quality and durability.
9. The pipe-system for hot and cool water is standard in the kitchen and bathrooms. 2-3 sets of “Stiebel” brand boilers for kitchen and bathroom are installed according to the size of the house and are included in the price.
10. Drainage and sewage – PVC material is used for underground drain pipe construction around the house.
11. Machine room where swimming pool machine and water tank pump are kept.
12. Storage room provides additional space for storage next to the car-port for easy loading and unloading.
13. Laundry room where you can install a washing machine right next to the kitchen in every house with connecting door to outside backyard.
14. Outdoor shower is built by smooth washed sand for easy maintenance.
15. Electrical and telephone cabling is routed inside conduit concealed in the wall. Electrical installation includes a main breaker switch (MDB) with an additional electronic safety device (Safe-T-Cut).

Payment Terms:
• 200,000 Baht upon booking plot
• 1st installment: 25% of total land and house price (Deposit payable 15 days after booking / project work starts)
• 2nd payment: 20% of total land and house price upon completion of 2nd stage construction of foundation and ground beams.
• 3rd payment: 20% of total land and house price upon completion of 3rd stage construction of roof and walls, foundation of swimming pool.
• 4th payment: 20% of total land and house price upon completion of 4th stage construction of doors, windows and ceiling.
• Final payment: 15% of the payment when the house is completed and ready for transfer.
(Registration and transfer fees at land department office shall be shared equally between buyer and seller.)
Additional Notes:
• Construction period is approximately 12 months.
• Monthly Internet fee for 10 Mbps speed from 3BB is approximately 632 Baht.
